Paulette Hamilton has submitted an objection to the planning application for The Royal Oak, 1 Marsh Lane, Erdington, Birmingham B23 6HX, requesting a change of use from a public house to a 10-bed House in Multiple Occupation (HMO).

In Paulette’s letter of objection to Birmingham City Council’s Planning Committee, she said, “I am writing to express my strong opposition to the planning application for The Royal Oak, 1 Marsh Lane, Erdington, Birmingham B23 6HX, requesting a change of use from a public house to a 10-bed House in Multiple Occupation (HMO).

 

“I have asked the Council for an urgent response but have been told not to expect an update until 5th July, which is why I am writing to escalate this matter with the Planning Committee.

 

“Since April last year, the number of properties identified as HMOs in the Stockland Green area of my constituency has increased by 39, from 232 to 271. This puts the ward 6th highest in Birmingham; with an increase of 39 more properties identified as HMOs in Stockland Green. Many constituents have contacted me, worried about the detrimental impact yet another HMO would have on the area, and I share their concerns.

 

“It is noted that there are very few retail facilities in the local area, as well as limited access to public facilities such as GPs. I am therefore concerned about an increase in demand and how the new residents of the HMO would be appropriately supported in the community.

 

“I understand that the proposal for an additional HMO in the area would result in 28% of properties within 100m being used for non-family residential purposes. I am concerned that this may contravene Clause 1A of Policy DM11 of the Development Management in Birmingham 2031, which does not permit proposals that would result in this type of accommodation forming over 10% of the number of residential properties within a 100m radius of the application site.

 

“It is clear that there has been a lack of consultation with residents, community groups, and other stakeholders in the area. I therefore want to reinforce my total objection to planning application 2023/03583/PA.”
